Tax on property in Italy

Hello everyone I am Milos. I am looking to buy a house in Lecce suburb. I currently have several preselected properties of various sizes for viewing. At some point I plan to move permanently there. How is the Italian tax law regulated regarding the property size? Does someone have information on that?

You pay your property tax on the rateable value, which is normally more for a larger property.  Your rubbish tax, TARI, is calculated on the square meters of the property, so the bigger the house the more you pay.  Amounts are set by the comune.

Can ”rateable value”  exceed the actual paid price? looking ar 150sqm in Lecce suburb. lWhat is the ballpark tax to expect? Few people actually live there over the winter, it is more like a holiday village.

Alot of houses had a rateablee value fixed in the 1950s so you will be paying peanuts.  If the house has had work done then it wil have been revalued...  but between 500and 800 euros would be normal, or around 1000 if its got 5 bathrooms and a pool.  That rateable value is then multplied and divided to give you a number which is applied when calculating your property tax.   

Unless its a very special 150mq, you shouldnt be paying more than 1000 euros in property tax per year-  at a guess.

No house was built around 80ties and in the last 7 years nobody lives there. it has two baths and four bedrooms. There is though a sizeable plot of around 20000 m2. If i am to dig a swimming pool i guess the tax would increase. In-ground 8 by 5 meter pool i guess. will that increase the tax dramatically?

Yes, the more you do to a house, the more it is worth and the more the rateable value increases.

are you resident in Italy or considering becoming resident in Italy?

Is your question regarding buying property and what's the taxes on it?

Best would be to speak to a "Comercialista", sure you pay a few euros but IMHO it's worth it, as there are ways of saving taxes, for example "Impatriati" ,etc... I could give you a name of an english speaking Comercialista but I don't know if I am allowed to post it here.

The impatriati system has no bearing whatsoever on IMU and TARI.  You pay IMU and reduced TARI if you are non resident, or full TARI and no IMU if you are resident. THats it.
