Hello - I am an American seeking to purchase a home on the Silver Coast. Living in a town with a strong community feel (expats as well as natives). I am 60 years old and retired. Very active and want to be around other active people. also enjoy good food (enjoy cooking) and wine. Any and all suggestions are welcome.Thanks,Scott- @Scott Carson

@ljwaks @ljwaks Boa tarde. I moved to Lourinhã in October 2022, solo and without a car, from the U.S. I love it! Peaceful, calm, kind and helpful neighbors and villagers, gorgeous ocean views. Bus to Lisbon is easy, convenient, and comfortable. Taxis always accessible. The village is my daily gym as I walk everywhere and love the scenic walks. MY wife and I have done a lot of research on where to relocate to in Portugal. What part of the country would be best for us. After several trips, we choise Caldas da Rainha on the Silver Coast. It is 15 minutes from several beaches; it has a nice hospital; many great seafood restrauants; a very nice part in the middle of town; a wonderful open air farmer's market in the middle of town that is open 7 days a week; a great seafood market; and so much more. We bought a very nice4 bedroom/3 bath apartment that is a 7 minute walk from the center of town. We highly recommend Caldas.

@rogerpart Interesting, my Parisian friends (an older couple) just got their house built in Caldas da Rainha. They really love it there, close to the ocean with long walks on the beach, very quiet, They have their favorite restaurants there and everything they need. I went to visit them and their house is really gorgeous, overlooking the water, up the hill, but not too close. They were in Figueira da Foz before but for some reason, they decided to go to Caldas da Rainha and sold their first house (which too quite a while...). It's true, there is an expat community there. To each its own. I think if you are a couple or family, yes it may be better. If you are single, maybe a little too isolated.

I am very tardy getting back to this thread. very tardy. I have had some personnel and work changes. Long story short -- I continue to live and work in the US, bought a fixer upper in Salir do Porto in early 2022, now renting that out long term to my new trusted Portugal friend and great real estate agent. I relocated from Las Vegas to North Carolina, work remote, but can't swing remote work based out of PT.
I am glad that I did not pursue land buy then build. My experience with contractors has been slow to interminable depending on contractor and I expected the former. Latter is sad case by any country standards. I still plan to live about 50/50 PT and US but not quite at that point but got a good number of steps done.
I may visit Germany then Portugal this summer. The next two years will determine if I can start my planned D7 process. In the mean time I hope all of you have fun and success in all your travels/relocations! Love to meet up with anyone in the Caldas area. I almost bought a place near Lourhino (sp?). For me, glad that fell through and I landed in SMdP/ Salir do Porto. Though I have only spent 2 days there!

We live 5 months in Spain and 7 in NC, US. Tax burden has kept us from an all year stay. The options in Portugal with less taxes are inviting.
Can you share the concerns you had about the destination Lourinha? Thanks

@mpsmithobrien Hi Michael. That is informative concerning ypur tax comments regarding Spain and US. Spain sounds amazing. I have enjoyed the people I have met in PT and plan to explore all of Europe with PT as Home base.
I generally expect any of us US folks relocating/significant time in any country have some tax headaches to manage. I think I would defer the PT's NHR for some years even after initiating D7 but I need to do more research. I have my US tax accountant and just engaged a PT tax accountant -- not sure about the latter but my tax reporting should be pretty simple.
Where in NC are you? I am in Durham. Recently returned to Nc after a few decades
. Wonder if we have more folks in NC who ould compcare notes, share ideas.
@mpsmithobrien I like Louhrina and cannot spell it...the services were a little lean and the Caldas area, esp. with SMdP bay beach felt more inviting and interesting. I like to run, hike bike and it seemed like SMdP had much better options for those. The house itself in the Santa Barbara area next to Louhrina that I attemptrd to buy was great and move in ready for my needs but the walk to the beach was about a half mile and the ocean views were so so and access and hiking seemed limited.
I got a smaller fixer upper next to SMdP and am thus far happy that I chose this seemingly amazing location and much better views ... about 0.1 miles to bay and nice walking trails to ocean. Location and views over the house itself.

I just received my D7 Visa and now making arrangements to attend SEF interview mid April 2023.
I am also from the US and plan on retiring in Fatima, Portugal.
I hope that we can meet once i am there so to exchange our experience.

my wife and I moved to Atalaia, a small village of Lourinha at the end of January and have been depending so much on out realtor for much help but we need to meet more English speakers to share where to find things. We are slowly finding things we need for our home after moving in 30 January and have hired a gardener to help us tidy up our spacious garden. Hope you also speak English as we don’t speak either Portuguese or French yet but if not we can talk via Google Translate.
we both lived in Hong Kong until my wife retired. She has British passport and I am from America a long stay in HK. Now we are waiting for SEF to process our resident visa which we have been told by our capable Portugueses attorney who has already filed for an interview with SEF

hi. My wife and I moved to Atalaia, sort of a small village suburb of Lourinha. So far we have not met any other expats and rely way to much on our super realtor for too much.
we moved here from Hong Kong and really need to meet some expat friends. We have applied for a D7 resident visa using a local attorney and he is awaiting an interview with SEF which he says due to the backlog may take up to nine months and he has advised us to stay here until then.
my wife retired last August and we have visited Porto (December) and the Algarve (January) but found the home of our dreams here and ended up buying it and moving in the end of January. Sine we have been here we haven’t had trouble with zero knowledge of Portuguese but we have yet to meet a single expat so we can share where to go to find some things we need even though my wife Kai is learning to drive on the wrong side of the road and using GPS find places from IKEA, a great private medical facility, a super large supermarket in Caldas that we purchased an LG large screen TV and other necessities for a new homeowner.

Hi Sam, Welcome.
In that area there is a community of English speaking expats, for example in Foz do Arelho, São Martinho do Porto,... quite near São Martinho, in Alfeizerão, there is even an English lady's shop dedicated to English flavours. It can be a starting point to meet other expats:

@Samsays Hi Sam, I am a Portuguese immigration consultant with roots in Lourinhã. The first house built in Praia da Areia Branca belonged to my great grandfather.

My ex husband owns the most well known bar at Praia da Areia Branca. Salty beach bar. It's an awesome spot with an amazing view! Grab a white wine bottle and go check the sunset!

@Carol2022 Hi Carol, I am Portuguese, from Lisbon and Lourinhã has always been my family holiday place. The first house to be built in Praia da Areia Branca was from my great grandfather. In my 20s, I move there permanently and lived there for around 12 years. My son's father is from there and my parents actually move there from Lisbon, last year.
It's a great place to live and everything you need from a short distance. It's a mix of countryside and the beach. People are friendly and welcoming. The expat community is growing but it is still a bit of a kept secret for most
Most people know each other there, so it's a familiar environment.

Nice place to live, yes.
I don't know where in the silver coast you are from, but just be aware, when visiting, at the position of the house relatively to the wind. You have there a very strong north wind a good part of the year (several months and mostly during the summer) making the use of the nice terrace impossible like in Atalaia where many owners were dazzled by the nice view and location, but, unfortunately for them, they were visiting it a day with no wind. Many owners deeply regret buying an house there.

Have you considered the Solver Coast developments around golf courses. There are Praia del Rey, Royal Obidos, Bom Successo and West Cliffs. I think you can find properties on idealista and other websites. Google Maps will give you an idea of the location.

My wife and I moved to a small parish called Atalaia early this year in our retirement home and love the ocean breezes and almost daily clear blue skies as well as the helpful people we meet and the fact we know no Portuguese has not been a problem at all.
