There are people that want a more personal grounded experience hence the Condo / Villa client. I would grow to dislike 30 days at an all inclusive. For me it would start to feel wasteful in 10 days or so

Not with that specific project- however I am about to jump on board La Romana Victoriana. Expected to be finished in 2024.

I am a bit nervous since they seem to do things different than in the US.

I love the affordable pay over time convenience but the uncertainty gets to me from time to time

You just said the uncertainty gets you from time to time.  You should pay attention to this.

If you have not bought this yet, why not just come and visit for the next 2 years.  Then with rising interest rates, and so many pre-construction units under development over the island, you will find out which ones are completed.   If by any chance, there is too much supply (too many empty condos), and rising interest rates, you will see reduced prices.  But I am no magician, there are no guarantees.  But if this happens, you might be able to make a decision with less uncertainty.  But this is only a suggestion made by many people here, buy what you can touch and feel and try out the neighborhood to make sure you like it.

Thank you - was about to make my 10% deposit this week.

I think i will put the money aside.  Keep making my monthly payments to myself and look into a reduced cost finished unit in two years.

There are a lot of uncertainty that is beyond my control.
If many of the others buyers are in the US and the recession affects them making their monthly payments, then that affects the overall project.

Finding materials and at what cost also impacts the project.

I think this is a very smart decision.  Yes, so much is beyond your control.  That is a major consideration not to be dismissed lightly. Keep paying yourself and when the time is right, you will buy with confidence.

Good advise!  We see way too many projects that got started and then abandon.  Money gone, people gone, and investors and buyers out of luck.  Buy something you can see and use now!  At least you are less likely  to get scammed that way.  Count your coins first!

We came to essentially the same conclusion during/after our March/April tour around the DR.

Prices have gone too high too fast.  We're old enough to have faced, several times now, super-heated RE markets. 
>> Every time we bought into such a market, we came to regret it during the  subsequent busts. 

Been there, done that, got the financial  scars to prove it. 

We'll wait this one out.  There are greener pastures to pursue right now, we believe.

            If I was you I would be very careful about jumping into anything  down here , now I can only talk about the north coast ,  but do you ever wonder why a lot of construction projects  that are on the side of the road look abandoned…….. well they ran out of money to complete them. , when you say they
do things differently here then then US  you are not Kidding , I personally wouldn’t give money to a project manger on the promise of something that wouldn’t be finished for 2-3 years with the economy tanking interest rates going up and the stock market crashing….. ask yourself this question , how hurt would i  be if I lost said money to theses very nice people that are making all theses promise’s to me  , and the embarrassment that comes with be taken ….now …..Karin said a smart thing,….. come back and forth for 2 years and educate your self a little better by listening to others that have been down here and then decide …. I wish you the best of luck

@nella501 Nella, I saw this project and my wife and I immediately contacted the construction company. The location is near the border of San Pedro and La Romana provinces on the main autopista. The plans are attractive and prices are not as insane as some places in Santo Domingo. Ultimately, my wife and I decided on a place in the Santo Domingo province.

The price is attractive compared to what you see floating around- I agree.  But due to the economic change in American and many Americans buying in- that will definitely has some weight on the project timeline and completion

The other interesting aspect is inflation. Cost of materials and effect in coming years even with slowing sales.

Usually the price on pre built you can negotiate a 3-5% discount

It very depend on the agent and project.

Some projects the agent will make up to 6-8% commission on a pre built and will give you a discount up to half his commission.

It's definitely negotiable... but not by much. At least this is my experience negotiating and buying a pre built in cocotal, wich should be similar to vista cana.

We bought in Vista Cana and they have big security issues. All kind of contractors are allowed access without being verified and literally rob you. We had two contractors recommended by them that ran away with our deposits. Notified Vista Cana management and security and nothing was done. Same people had ripped off lots of resident and while they make it difficult for visitors to visit and access main gate; any criminal is allowed to go through their service gate. Just be very cautious of decide to buy here.

@rcadet1 we are moving to Bavaro next year and having a condo built now. the developer (Noval Properties) has a number of projects in the Punta Cana / Bavaro areas.

@Profe Agayu Santo Domingo province is awesome! That’s where I am at.  I am Dominican American from Santiago (North 🇩🇴 ) but I love the capital (Santo Domingo) there are places you can buy lots for 80k 250-300 m2 and build a nice size home and stay around 200-250k. The airport is 16 min ride and everything I need is within 10 mins.  I am thinking of partnering with a few people in US want to come out here and build and enjoy this life â¤ï¸

There is a story in DomincanToday about this I believe. I am not 100% sure this is the same incident but it appears so. A father and son were very badly burned from an apparent gas explosion. I would like to know what happened there. Was this a gas bottle explosion, does this facility centralize their gas delivery for residents, etc. We know of a couple incidents here in LT involving gas bottles, mainly involving the stupidity of locating gas bottles next to gas heaters (i.e. open flame). And the locals transport these gas bottles like they are sacks of flour.


PSA of the day: be careful with the gas bottles. If you are building please store your gas supply a distance from your domicile. Our builder built our "gas hut" about 50 feet from our house.

Information I have is the common tank gas of the newly built condominium had a leak and the tank exploded.


3 bad injuries, all of them burned 70-90% of there bodies. I have heard one death as well but not sure if this is confirmed or not.


No information yet if it was due or not to the company building panorama, the gas company or another reason
