Looking for a building contractor / construction cost estimate

I would like to estimate a cost of building a very simple concrete cabin 21'x19' = 399 sq ft, with no kitchen, bathrooms or showers.
I have a floor plan, but wasn't successful uploading it here.

I reached out to several building contractors with fancy websites online, and received one quote of $85 per sq ft for a total of $33,915., and I believe that this is too much for a very simple cabin with 4 walls, a roof, 5 windows, one door, electrical wiring and NOTHING else.
Am I wrong?

I am aware that this would be a rough estimate since we didn't buy the land yet and don't know the exact location.

Am I correct to believe that the strongest construction would be cast in place concrete? Vs. concrete blocks?

I would SO much appreciate referrals to contractors that someone had a great experience working with, and who could give me some ballpark rough estimates that are reflective of current PR building costs (not gringo prices).

Hiring a responsible Building Contractor in Puerto Rico is very expensive and risky business since you have to pay up front very large amounts of money. My advice is to look up on the internet the company: (Eco Precast PR) they are very good and will have your move in ready home in 90 days. You need to buy land that by the way depending on location can go anywhere from $40,000 to the sky is the limits on USD currency. Most of the time you are better off buying a pre existing house that building from scratch. If you need any help feel free to contact.

Hi yuliya,

$85/sf for a completed home is a great price but it sounds like this space is pretty bare bones. Generally it costs about $35/SF just for materials(block, concrete, tile, windows, cabinets, etc) labor for a completed home would be roughly $30/sf (depending on finishes) and the remaining would be the contractors profit. Again, if this is a simple structure that isn’t including Cabinets or a bathroom then I would say this is on the high end. I would likely quote this project at $25,000.

May I ask what is the purpose of the building? It’s not a home and since it has windows it’s not a storage unit. I assume there must be codes if some one intends to live in a space like this?

To Bold Construction:  Thank you for your insight and information. Separate from the individual structure referenced in this thread, we live in Fajardo and need a contractor to build out a 540 sq. ft. Basement with a small kitchenette. Our timing is very flexible. Basement is wired and plumbed. Is this a project Bold Construction would be interested in?  Or can you recommend a contractor near here that YOU would trust to do a great job?

I just closed on land in Anasco on the border of Mayaquez and will be applying for a construction loan which requires an estimate from a licensed general contractor. Can anyone recommend a company that has a proven track record, is affordable and provides timely work?

The land currently has a 2-level structure that needs major renovations. It already is equipped with electric, water and septic. If I receive enough funding, I'll also want to build one or 2 additional small cabins on the land with an open layout and a bathroom, but no kitchen.

Any recommendations and/or advice would be greatly appreciated!
