Mumbai is the capital city of Maharashtra, as well as the commercial and financial capital of India. It is one of the biggest metropolitan cities and is densely populated. It also has a lot to offer and a lot to explore.  People from across the country as well as from different parts of the world throng to the city to explore the marvels and opportunities available here.

If you are looking forward to your experience in Mumbai, then finding accommodation in the city will not be very difficult. The rental market is widely diverse, offering various options for all types of budget.

Mumbai's neighbourhoods

Spreading across an area of 603.4 km², Mumbai is divided into different zones, such as the Western suburbs, the Eastern suburbs, South Mumbai and the Harbour suburbs.

Due to its proximity to some of the city's main landmarks, South Mumbai is considered to be the real tourist hub. The Malabar Hill spreads across a hill that slopes upwards from Chowpatty, providing beautiful views of Marine Drive. It is known for its upscale neighbourhoods. South Mumbai also includes neighbourhoods like Dadar, Kolaba and Antlop hill.

Western suburbs include areas like Bandra, Borivali, Juhu, Santa Cruz etc.. Bandra, also known as the Queen of Suburbs, is one of the most popular places in Mumbai. Buzzing with life, this lively place is replete with various restaurants, cafes etc.. It is also home to popular Bollywood stars.

Powai in the east is the emerging residential hub. It is popular with expat families due to it being well planned, with schools, hospitals and playgrounds. There are other options too in the eastern suburb namely, Kurla, Mulund, Vikhroli etc..

The Harbor suburbs includes neighbourhoods like Chembur, Mankhurd, Govandi etc. Chembur, located on the harbour line, has grown considerably in terms of infrastructure and residential spaces. Listed in top residential destinations, it offers some good accommodation options.

Navi Mumbai is a planned township developed by CIDCO. Good infrastructure, affordable housing and low pollution make this place highly preferable by the new immigrants. Panvel, Vashi, Ulwe are some of the popular residential areas in Navi Mumbai.

If you are looking to rent affordable accommodation in Mumbai with good connectivity then Goregaon is also a good choice of neighbourhood.

The rental market in Mumbai

The rental market in Mumbai offers a wide range of housing options, but it's important to know that prices in the city are higher than many other major Indian cities. Moreover, the owners ask for deposit money while signing the rental agreement. The rental price generally varies from one neighbourhood to another. Expect an average of INR 32,752 per month for a single-bedroom apartment located in the center and an average of INR 18,000 per month for the same type of accommodation in the outskirts. The prices in some upscale locations can even go as high as INR 50-70,000 per month for a single-bedroom apartment. 

The rates will differ largely if you choose bigger accommodation. For instance, a three-bedroom apartment in the city-centre will cost you an average of INR 90,000  per month and around INR 40-50,000 per month in the outskirts.

Unlike other cities, you will not find villas in Mumbai. However, there are options for furnished studio apartments in different neighbourhoods. Rental prices vary depending upon the location.

Good to know:

There are certain formalities that you need to fulfil before you can move into your house. The rental agreement between landlord and tenant which needs to be verified with the nearest police station.

Finding accommodation in Mumbai

Start your search by browsing the internet. There are several general and specialised sites that may help you find viable housing options. You can also talk to your friends and other contacts if you have any in the city. Word-of-mouth is very helpful.

Check out the classified ads in local newspapers. You can also register with an estate agency in order to find accommodation as per your criteria and choice. This option may cost you, but you are most likely to find a desirable house in a shorter period of time.
