Cancelling tenancy early

Hi needed advice on cancelling a tenancy agreement early.. what's the best way? I want to end it early.. not happy with the place and the landlord.. can someone guide?

It is very difficult to guide you without knowing all the details. But you should know there's almost always compensation you'll have to pay. Unless stated otherwise in the contract.

If you are willing to lose your deposit them simply leave. If your landlord is not meeting his obligations like repairing things in the house when they break then tell him he is not meeting his obligations, and to give you back your deposit, and that you want to break the lease.


If you have no lease at all then your free to leave at anytime.


This is Turkey and alot of landlords don't even know the law or even if they do they don't care about following it. Many of them are only interested in getting a large amount of money from you, and then ghosting you, and they will never answer their calls or text messages until your lease is up. Scams are very prevalent in Turkey around renting, and you can find yourself out of alot of money quickly.


Even if you meet all your obligations in the lease, and you stay until the end. I have seen some landlords who refuse to return your deposit and make up all types of excuses to keep the money.

Renting, buying for foreigners, it will become difficult, if renting in general please be happy with low rents at this stage (this has changed possiblye and in my view will). Far too low and for Westerners what is wrong with EUR 1000 pm, anyhow a very big drive to get things lower (prices as well as rent). Getting prices down on blocking buying properties will help (for tourists wanting a holiday apartment I do not know). For renting out our renting, the Turkish governement should do something, so so much in the grey area, I would say take tax from landlords (foreign or not) where you can (in my view it is a disgrace what is happening (i obide by the rules, but what is happening ...))

Just reach out to your landlord and state that you want to leave at the end of the month IF he/she brings you your deposit. Most of the landlords are looking forward to seeing their tenants leave because the rents are already too high and he will rent your place to someonelse right away for double the price.

Whereas we are not millionaires we prefer to buy, of course some challenges in Turkey with regards to renting  (but also buying).

Living cheap and comfortable in Turkey is possibloe (even if prices are going up quite a bit (please do not refer to EURO). It is fine in Mahmutlar  (Alanya/Antalya), nothing to complain, but even in Turkish restaurants or Pizzerias for a good lunch (soup, tea, main dish,..) it goes to EUR 30 (which is fine though). For Western Restaurants it does to EUR 50.

Admittedly cheaoer than EU, but still,


Orban has implented certain things and Erdogan does the same (in a way). Residents will have to pay after elections (whoever wins)

We have a apartment in Esenyurt Istanbul.

The tenant in this apartment pays well below the market rate, we had a lawyer local to Esenyurt, but his fees was way to expensive.

Looking for a lawyer to write up a new contract and of course increase the rent

It all depends on what you are looking to achieve and when the tenant moved in.


If you are wanting to create a new contract, you can only do so after the initial 10 years have been completed, and for the same contract, you can only request a judge to change the rent to market rate on the 5th year. Anything outside of these parameters will be a waste of time and money for all parties involved. The tenant must pay rent on time, be a good tenant, and on the anniversary, pay the rent + CPI going forward.


Could you please let me know when your client moved into the apartment if they have been paying rent on time, and if they have paid the minimum increase in the CPI rate on the anniversary date? Please provide information on the current rent, the amount at which the contract was signed, and its anniversary date.

@d4zt7bsj Renting or renting out asks for problems, just buy, sorry to be blunt. Expats will be ripped off (especially with renting). Simple advice buy with a good agent and avoid additional problems. What is this thread on tenancy (you should not even start).

As a personal opinion, Turkey needs expats with cash (tenancy or not).

We had no issues whatsoever and very, very good support (we realize we pay 50% more, but that is fine)

@cdw057 First, when do you have the right to state it (you should not even start)? First, you're 100% incorrect about the industry about being scammed when renting; you're more at risk when you buy in Turkiye to be ripped off by your very own realtor, developers, interpreters, and owners, who misguide you with intent, they're all working for the owner, not you. This is why you should hire a lawyer who is impartial and protects your interests, regardless of the country you're in, especially in Turkiye.


I bet you're curious about the #1 scam in Turkiye when buying; it's about the price you paid for your property and the listed TAPU price. However, they are rarely 100% identical to the bank transfer, which is likely a scam to avoid paying taxes and pass on the burden to the buyer. This is a normal business practice in Turkey.


If you're renting, do your own due diligence, understand your rights, add additional clauses in your rental contract to protect yourself, and understand the landlord's rights so you know what to expect when renting, rent increases, maintenance, and how to maintain the relationship.


Tenants who try to manipulate the laws to avoid paying rent by citing their inability and complaining about fair market prices can cause issues for landlords. @cdw057 Perhaps you should understand the reason behind my comment. The landlord or homeowner had inquired about how to protect their rights and get fair market value due to a tenant underpaying, and I commented accordingly. Although this thread is about tenancy, if you go back and read it, you will understand why I commented.
