Amount of properties for rent vs for sale

Is it me, or is there a HUGE difference in the amount of properties for rent vs for sale? As in, a lot for sale, almost nothing for rent.

Or maybe i'm not looking in the right places?

For instance, on idealista.pt:

  • in a specific Porto suburb: 7 for rent, 852 for sale
  • in a medium/large city on the Silver Coast: 15 for rent, 856 for sale

This is without looking at types of property, size, budget ...


How is one supposed to find a rental property in this country? :)

I am making arrangements to travel to Portugal to attend the SEF interview in mid-April 2023.

I have been looking for a studio or one bedroom rental in Fatima.  As of now, none of the rental agents are able to find anything out there.

Any advise? Any help would be greatly appreciated.

@nilonilonilo You are correct and are doing the right thing. It's just the way the market is right now.

It's very difficult to find a long term rental in a big city in Portugal and especially a decent one at a decent price. A lot of demands, and a lack of offers which brings the rental prices way up. Also many owners are putting their apartment on short time rental, Airbnb, booking.com or whatever which creates a big shortage in the long term pool. I am so tired of trying to find a suitable place to rent that I am considering buying a place now. Prices are probably going to come down a little, at least, with the golden visa program ending and  more measures implemented by the Prime Minister to make more properties available for long term and not always short term that are more profitable for the owners.

I just found a house in a parade in Lisbon

I would like to say that finding a house/ flat in lisbon is a way hard because most of the houses are too old in the neighborhood with old construction!

I suggest to you that if you are a digital nomad, you can for a house in Sintra, Cascais, or parade!

Of course it is old construction, many houses in traditional neighbourhoods in Lisbon are over 100/300 years old...

Maybe you are not supposed to? Not joking! A country with a ratio of rent/buy like Portugal is not interested in immigrants that rent. Otherwise the state would have acted upon this and actively added rentals to the market. However, the intended target group for immigration to Portugal are people with money that should be able to afford even over-inflated rents for a year.
