    Hi,
Are all agents in Chiang Mai demanding more than one time fee (yearly fees of about 10% of the rent) to find tenants who might rent my apartment more than one year?

Realtors are not a bad thing. How do you think it's possible to have thousands and thousands of condos and houses for rent or sale all over Thailand without realtors? And fees when using a realtor doesn't normally affect you as a tenant,at least not very much.There are loads of realtors in CM (even online) and you don't need to pick the one with the most expensive condos on the market if you're on a budget. When signing for example a three year contract,let's say the owner (my owner did) pays ฿1.000 a year (not per month) to the realtor, but he'll get 36 months rent into his bank account. He also paid another ฿1.000 to the realtor for 3 months work to find a tenant. Do you think a ฿4.000 fee is much? He received ฿356.000 in total in rent. Every month his condo just sits there without a tenant, it's a loss.That's why you use a realtor.

What is the standard rate/fee charged by agents to the owner/landlord to find a tenant in Chian Mai?

If the property is leased 3 years yo the same tenant, do we have to pay the fee every year?

I agreed it's almost a requirement to have agents available-manage a large property market. I used one, and as Renter...is was helpful.

Too be honest I was expecting you to reply back "why are you throwing your money away on Agent Fee's, when you can just post paper signs everywhere announcing you have a property for rent"...LoL. Have a great day.

Okay, I don't mind using an agent, anyone know a good one in Chiang Mai? Every condo I go into is full, even ones that have signs outside saying there are condos available for rent. Or they're asking for 1-year leases - I'd rather try it for 3 months first.

Renting a condo short term is not what condo owners wants,and that's totally understandable. It's also normally more expensive.

If I have to sign a one year lease in order to get a condo then I will. But what are the rules if I can’t stay for any number of reasons? Do I just forfeit some sort of damage deposit? Of course, I’d rather not do that.

You will have to pay a deposit, one or maybe two months rent. That's quite normal. If you rent from a realtor,they will come up with a contract in which it usually states how it will work if you for some reason have to leave before the period ends. You might lose a part of the deposit. Just visit any realtor on the street and ask. You can also find realtors online. I don't know if there's a website similar to Pattaya Condo Guide in CM. It's a platform with several real estate agencies. That's where I found my condo. Remember,the shorter term,the higher rent and also no room for negotiations.

Don't forget,the clock is ticking when it comes to finding a condo and open a bank account.
