Government lease land

Hi all

Just a general question. Does the Belize government occasionally allows certain government/public land as leasable or open for purchase (beside those lots, properties that are on the real estate markets)? I find very limited lots for sale on real estate websites and wonder if I miss a platform online to go shopping for land. Thanks for your fact based inputs.

Purchasing land in Belize is an adventure. Forget anything you see online. it's all clickbait and unrealistic. Your best bet is to visit and engage locals in the area you intend to purchase, then an attorney to ensure clear title.


Even reputable realtors get burned. Every day there's a new horror story. As to your specific query, I am aware the government has leased reserve lands, You might query

I believe point 2 has the most complete set of listings. If you know where you want the property to be, it'll help to get in contact with a good agent. Since there's no MLS, they can only show property listed by their agency.


We bought and had a good experience, even being out of country for the closing. We used a very good law firm, and that helped a lot. We got a really good deal by being patient and then jumping on it when we found our parcel. One thing I saw several times was property listed at unreasonably high price, then drop 30-50% to be competitive.

Belize has two real estate associations that are working on improving standards in Belize:

AREBB (Association of Real Estate Brokers of Belize) - recently launched TheBelizeMLS.com

BNAR (Belize National Association of Realtors) - was working on an MLS, but it is not currently functional


AREBB started a Belize country-wide MLS last year: TheBelizeMLS.com. Only AREBB approved members can post properties. There are quite a few listings, but it's new so is not being fully utilized yet. As of last fall, the two agencies are planning on merging to better pool resources and support standardizing the industry.


501Properties.com is Belize's largest listing site. It is open to any agency or person who buys access. 


Viviun.com usually has quite a few options for Belize as well. Most of these are for-sale-by-owner or an agency that purchases ad space.


Point2Homes has been mentioned already, but it's popular with many of the real estate agents since Belize didn't have an MLS until recently.


For sale by owners are mostly in Facebook groups or just a for sale sign in a yard.


*** Since ads get expensive (all of the sites mentioned above come with a fee that increases with the number of listings you post), ***. Most realtors will know of off-market properties or have "pocket listings" they can share for a pre-qualified and motivated client.

I do see a lot on FB marketplace, fsbo and agent's listings.

It's interesting to hear that a MLS is being worked on. I hope it flourishes.

@DnBR we hope so too. Like anything, there are growing pains. Unfortunately, I've run into agents that only post to their individual agency site and are hesitant to list things on the MLS because it encourages cooperation across agencies...which more often than not means a shared commission. I'm hopeful more will see the larger benefit for the industry as a whole and start using it.
