Hello Everyone,

My Wife and I recently purchased a home with plans to renovate it, which include adding an additional floor along with reconfiguring the entire space. Prior to purchasing the home, I consulted with a Structural Engineer to ensure that the existing structure is solid. I have the completed Structural Analysis and sealed Structural Plans. I have construction background from my life in Design and Remodeling in my life before moving to the Philippines. I have the complete space with layout specifics.


My challenge is finding (preferably local) an Architect to complete the construction drawings, Architectural, Electrical, Plumbing and Sanitation, and Mechanical. In my searches through the Internet and Facebook, mostly listing companies on other islands. Any thoughts and suggestions would be greatly appreciated.

The house is on Biliran Island. I do visit Cebu on occasion but I'm currently in the US. I'll be back in the Philippines early next year.


Did you get in contact with the builder? He goes by JR and was actually born in the barangay where our house is located.


If you are looking to build a single story house the foreman who built our two story house and my in laws bungalow could handle that if you could sketch out what you have in mind. His name is Lido and he builds parking garages so single story homes are a piece of cake. I sketched out my in laws bungalow and he took it from there. I could contact him for you if you're interested. Lido lives in Cebu.

Here is a bit of an update of our progress.  We have secured an Architect, and submission for permits are scheduled to take place by the Dec 6, 2024.  With so much time on my hands, to keep my focus, I began constructing a model of the planned home.  Though I have 3D rendering capabilities with my software, I will say that the model allowed me greater insight options.  I've attached this, where it may be helpful for someone planning for their home.  Any thoughts shared would be welcomed.

We can certainly be comfortable in a smaller space.  I'm working with an existing floorplan that simply wouldn't work.  The property was a foreclosure, and my design experience took over.  When I moved here, my wife didn't want me to leave anything back in the states.  So, two containers later, we need the space.   I was fortunate in that Design and Construction was my business in Florida.  I was able to ship most of the interior materials that I will use for the home.  It is also an investment for the future.

I had been coming here for a while, wife decided to live here over the US. My furniture was practically new and paid for.  We spent months window shopping and the cost of purchasing similar furniture surprisingly cost quite a bit more than shipping mine.  The second container had extra space, so I shipped Cabinets, Plumbing, Electrical and other construction materials.  I closed my Design Showroom and business down, and many of the display items are perfect for our renovation.  Our plumbing fixtures and compatible items are new. 


A follow up for you on the house size.  The lower ground is only a small portion of the house footprint.  I have decided to make that space our family entertainment area; it will be helpful in controlling the visiting kids so that they won't be all over the place. 


Once we get started, I plan to show the progress.
