purchasing property in Zihuatanejo Mx

My husband and I purchased a condominium using cash.  The contract stated that the owner would pay all closing costs in return for paying cash full price. It has been one year since we set up the terms of the contract with the realtor.  Our purchase was complete in March 2024.  We met with a notary and gave an attorney the authority to sign any paperwork on our behalf i.e. power of attorney. 


Since we are foreigners living near the ocean (Playa La Ropa) we must establish a trust which is held by the bank.  By law: THE RESTRICTED ZONE AND "FIDEICOMISOS"


Now that the busy season is upon us, we are questioning the length of time this is taking.  When we hired our own attorney, the realtor was very adament that this would cause an unneccessary expense and not to worry.


We have the key, we have a manager, but I feel that a lot is missing.  We are not paying the electric bill or taxes yet.  Once we complete the purchase, our intention is to rent it out.  It is brand new and convieniently located near restaurants, the centre of town, and the beach.


Any suggestions would be appreciated.  Should the purchase take this long?  Is it likely that the owner and realtor are not being honest with us?  We live in Atlanta, Georgia and rely on Whats App and a website for communication.  The inclome is very little so far.
