Apartments in Addis Ababa

Hello, a friend and I will be arriving in Addis in May for work. We plan on staying a few months and are looking for an apartment there. Does anyone have any information on how I would do this? Or know of a realtor there who could find us one? thank you
Well, my husband and I have been looking for a new place, and are discovering that doing this in Addis is diferent than what I know from the west. I am not sure if it is possible to get an apartment before you arrive--maybe the place you will be working can help you with this?
The way we went about this was asking friends for the names of brokers. Here, brokers are very informal--they usually have a section of town where they hang out, and where they know the most information. They then show you different places that are for rent, and help you bargain with the owners. They get paid 10% of one months rent by you, and 10% by the owners of the place that is for rent.
So, I would say that you might start by picking an area of town that you would like to live in. Will you have access to a car while you are in Addis? That will make a big difference in how far from your work you want to live.Â
You would also have to decide about what you are looking for in an apartment. I have seen very few apartments that meet my western definition of an apartment...more places are parts of houses that have been set up as small living areas. What we have found is that if you want a hot shower and a western toilet (non-squat), and a kitchen, you'll end up paying a minimum of 1,500 Birr (about $170, U.S.). You can get some very nice, furnished places, but they will be closer so 4,500 Birr (about $500 U.S).Â
Hope that helps. Feel free to e-mail me with more questions--although I only check my mail about once a week (internet is slow here)
Hi there,
I was wondering if prices have gone up since this post. What is the going rate for apartments these days? I am heading to Addis in September and need to find inexpensive digs.
Thanks!
I am going to live in Addis starting December 2008. I and my wife will be working in medical faculty of AAU. We would like to find an apartment which is furnished and safe and a good car. Can someone guide us

I haven't used my French in years, so I will answer in English.
Lodging varies significantly by what you are interested in.
I recently received an interesting website URL, I must say that I do not know them personally, but I found that some of the quotes were within ranges that I expected. There are several international schools there, I believe that the French school has a good reputation. If I find the link, I will post later.
I found this link for the Lycee in Addis:

Canadian female, recently arrived to work in Addis, looking for a room in a house. Would prefer to take a vacant room in an existing place but would also consider partnering with someone to consult a broker and find a place.
Can anybody tell me what kind of appartment I could get for 800-900 US$ in the area of the International Airport or any descent area near by the Airport area?
Any websites I could check out?
Many thanks!
Hi
I am an expat myself who lives in UK. I have a 4 bedroom house in Addis Ababa very close to the International airport. Let me know if you are still looking for accomodation in Addis.
Hi Mimo,
I´m looking for a house with compound and and area where pets can live. We will work in Aware. We start at February 2010 and stay for two and a half year. Is your house in Bole? How much is it? How far is it to Aware?
I am looking for either a small studio in the vicinity of the ECA or a room in a house in the upmarket area. Please no houses near slums.

Olympus, didn't I tell you to stop advertising on the forum ?
Hello Drizzit86,
If you are on a tight budget, what I advise you is to get a studio or one bed room apartment in a government-constructed but privately owned condominiums found allover Addis Ababa. They are renting from Birr 1,500 (USD 110) to Birr 3,000 (USD 220)per month. The best way to find such units is to contact the informal small house brokers (called delalas in amharic). They usually do not have formal offices and wander around the condo's but have a very good database of the owners ready to rent their properties.
If you are looking for a villa, the best way is to look for houses in the area commonly knows as "AYAT" and "CMC" about 10kms from the center of the city. There you can fnd a nice villa with two bed rooms starting from Birr 3,500 ($260) a month. You will easily find the brokers (delalas) in the area.
Thank you so much! Do you have any advice on generally how to go about this? Do I just find someone and ask for an apartment? And I will be working near the government center, any advice on the area and the possibility of renting in that area? Thanks again!
If u are working in the city, the governmemt condos can be a good choice. They are cheap, but with basic facilities only. So all you have to do is ask any local resident for the nearby government condo and go to the place and ask anyone around there if there are delalas. You will find the delalas there as it is their job to be there. Tell them what type of flat you are looking for. They will find u one either at that place or a nearby location. If possible having a local friend or aquaintance to accompany you helps in bargaining the price.
The agentship/ brokerage services in the real estate sector in Addis Ababa is mainly informal. However, there are some formally established realtors. I can inform you their addresses/ e mails if you need their assistance. Unlike to the practice in the other parts of the world, realtors in Addis receive commissions from both the lessor and the lessee. It ranges from 5% to 10% of the advance rental payment which usually is 6 months rental.

Just sent a couple of e-mails/PMs to solace and Maxi. In Addis now and I'm about to rent a two or three bedroom house and I need roomies. Because although I can swing the 10,000ETB on my own (while still maintaining my bills and apartment in the US), I'd rather not! Hit me up people if you're interested.
You should also post in the Classifieds : Accomodation section. You might even find what you're looking for there, who knows?
