explain about lease a guesthouse

hello, can anyone explain me how the leaseplan works in cambodia.
example

a guesthouse with a price of 60000 dollar, i pay the 60000 dollar,im the owner of the guesthouse and the ground? but why i must pay lease money because i buy the guesthouse in one time.
can somebody give me some information about leasing

Your leaseplan as described   is purely a rental of the property
You do not own the land nor the building  ; you are simply the business owner    nothing else     You may or may not own the furniture
The lease is for x number of years  and can usually be renewed subject to the consent of the owner of the land
Monthly  rental you talk abount is to the land owner
The $60000  is to the previous business owner
Good  luck      It is not that hard   just be careful with the deal

okay thanks. so i must buy the business and pay the monthle lease to the landlord for the ground.
so always buy a guesthouse with a good lease contract with many years.

but the prices for the guesthouse are too overpriced i think, because the owner made small money, not what he thought before buy the business and now want the earn his money back.
