Hello I think settle in one year in Kuala Lumpur!
To rent a house what are the guarantees requested in general? And paper? How long in advance should I take? Is what I can come in June and find a home by August or should he go in December to book for June?
I saw that the price negotiation was possible what is the margin of negociation?
How is a home with 5 bedrooms and not too far from the french school?

Hi Disla,

The usual practice here is 3 months rental (including current month rental + 2 months security deposit + half month rental as utility charges i.e. Electricity and water). This is refundable upon your exit as per the contract end date.

Example, assuming your rental is rm1000. Your total downpayment is rm3500).

Also please note that you must pay your rental beginning of the month.

As per required docs, Of coz owner/agent might look for your details, such as visa, company details, etc.

With regards to negotiation factor, in my experience... If you could find a place from the original owner (not through agents), you may have high margin room of negotiations. Also you must know the market price of the rental in your desired area, and all depends on the facilities, fully furnished or partially, floor level (if its in high rise condo), etc.

Furthermore the common banking interest charging theory applies here for nego... Longer you committed lesser rental you would pay.....

As far as i know, min duration is one year, general contract is we called one + one year with the same rental and subsequent year will increase rental as rmxxx. Of coz you can sign for short time duration contract but rental is not as same as min duration one year.

In the unlike event that If you would like to terminate the contract prior noticed (2 months in general) you would burn your deposit (2 months + utility).

In the event that you would like terminate your contract as agreed, you may negotiate with the owner (depends on the trust and the relationship, i.e. If pay your rental punctually on time) you can reuse use your refundable deposit to cover two months rental. Usually owner will request you to pay till ends contract, its owners right.

example, your contract ends by Dec, and you decided to move out, you may talk to the owner and inform in Oct and negotiate as mentioned above. This is just fair to the owner as he/she will have two months time to find a new tenant.

However read the contract carefully and clarify unknowns.
