Property Scam in Malaysia

Hi to all,

I just want to share with you my experience of how I was scammed here in Malaysia. August 2020 and it was the impending end of our house contract, I was looking for a place to stay somewhere in Kuala Lumpur for a change since we had been staying in Petaling Jaya for roughly 2 years. I found this app called MUDAH.MY where I searched for a condo that will suit our budget as a married couple since we are solely relying on our savings before moving here to Malaysia to pursue a Master's degree. I found this Malaysian lady who is renting her condo for RM1,200 believe it or not it was fully furnished and due to the pandemic season, I thought that price is pretty decent to cut the story short. I couldn’t get any doubt that it was a scam as she was very professional and even sent me a couple of emails like what other owners and agents would do. Paying day comes, I paid for one month advance and one month deposit first which later on I got confirmation that payment was indeed received. The next day she suddenly informed me that her child was in the hospital and that the moving date would be a delay to kind as I was I said ok then the next day she said I need to pay the lawyers fee for the stamp of our contract and that was the same price and so confidently I agreed as I heard the word LAWYER in it. The next day I told her so when is your lawyer going to send me the stamp and suddenly again she said the child is already in a coma and can’t proceed with it as her child is in a dangerous situation. So I understood again and even sympathize with her. I gave her 2 days to sort things out as I already felt something is weird why would she have time to even contact me if her child was really in a coma. And 2 days past, called her up and she’s not picking up anymore and it directs to voicemail already. In total I lost RM3,600 for this and filed a police report and let me tell you the involved bank even the main bank here in Malaysia will never refund your money if you initiate the transfer yourself whether it’s online or cash deposit. The Inspector just told me I was lucky as the othervictim lost half millions of ringgit and up to this point this scammer is not yet caught and even using different identities to trick people. I realize scammers will be friendly to you so you won't think suspiciously and not only that they’re good at getting people’s hearts too so everyone please be careful and don't fall as prey!! ONLY DEAL WITH THE AGENT and don’t believe the article on google which states IT IS NORMAL TO SEND MONEY FIRST before moving into the house in Malaysia. NO, this is not true be sure to pay on the day you will move into the house is what I can suggest. I’m still thankful that our current landlord even gave us a discount so we can stay one more year in his unit otherwise we will be living on the streets by now.

Did you call the agent’s company to find out more? I suggest to have a quick check at  to see if the agent is a REN-registered real estate negotiator before engaging their service.
As a negotiator, we do verify the same way before working together for certain property deals

Thank you for your concern however it was an individual whom I transact with imposing as the owner. I got her proof of identification, ikad and even lawyers license no. thru email but after showing it to the police inspector he said on their system those ID copies were reported for identity theft. Case is already close and we couldn't retrieve anything in the end so I'm just praying for the karma to strike on that scammer and sharing to other expat too my unfortunate experience so they won't be a victim. And probably next year we will just contact the same agent when we first move in here for this not to happen again.

Hi Maria,

Yes you are lucky it was only RM3600 that you lost, but even that is not a small amount.

And I agree completely, better to go through an Agent, and personally I would choose an agent from a reputable company as well. It's also good to use established property websites like Star Property, iproperty etc.

Hello. Its very devastating to hear your story. Do you mind giving the info of the scammer so the rest of us would be aware? I.e name, contact number and also their bank accounts. Also, please install 'Semak Mule Account' on Playstore/Applestore. Its an app where you can check the contact no/bank account no beforehand to see if there are any scam reported.

please ask for the agent business card and fill in the agent form if long term tenancy. normally short term which last then 3 months, you have to sign the tenancy agreement directly.

Also be careful from some of the agents that may offer to help on this forum. Few months ago I was offered help by an agent and I contacted him and he was nice and so willing to help. Then he asked if I am paying  all cash for the property and I said half/half and I need to involve a bank.
He said he knows many banks and he will get back to me soon.
That was three months or so ago and yet to hear from him!

So be careful and check things out
