Where can I live in the real DR—help!!

I’ve been reading these posts & looking thru realtors listings & im getting really discouraged!!! I love the DR: people, music, food, mtns, beaches, etc. but it looks like it’s getting overrun by investors out for a quick buck. I do not want to live surrounded by airb&bs—with weekenders down to party & trash the place, nor by short term renters, nor by all expats. If I wanted to live in a “little America” I could stay in the states! Where are there places, that are not Guachupita high crime areas, that are mostly Dominicans, some expats, people living there full time? I speak almost fluent Caribbean Spanish & have lived in the DR before—a long time ago. Is there any real DR left? I’d appreciate any advice about areas that are not touristy “investor opportunities”. May I make a few suggestions based upon your concerns and liking of the beaches and mountains:

Barahona province between La Cienaga and Enriquillo which has some spectacular landscape but beaches are mainly pebble. It will be an up and coming area especially as the by passes get completed to Santo Domingo and the Pedernales area opens up with international airport. There are a few expats living in these parts but not many.

Peravia and Azua province south west of Bani. Close to the capital after the bypass opens later this and with some untouched beaches. Close to the mountains north of Bani and San Jose de Ocoa. you have Punta Arena coming and Las calderas and Dunas de Bani and Palmar de Ocoa as options.

Punta Rucia and west to Monte Cristi. anybody reading my posts will know that Punta Rucia is the perfect destination in DR for me and you have mountains behind and west to Monte Cristi are a few quite beaches too. I would not discount towards Luperon too.

Another are worth considering is Las Galeras which tends to avoid an excess of the weekend visitors but my guess is the land prices will be inflated.

Once you move inland the cost of land drops considerably and less touched mountain destinations not so far from good beaches can be found in San Jose, San Cristobal province and in Azua province near Padre la Casas.

The OP did say he likes mountains and you have to drive quite far from the East Coast which is very flat (and one could call it a 'little America' which he doesn't want) to get to those.

Yes at Miches you will find beaches and mountains adjacent but prices are rising fast.

Also remember the East Coast was largely unpopulated before the tourist boom so the folk there apart from Higuey have migrated from other provinces.

There are lots of places on the north coast away from tourists.

I'm not familiar with the south coast...but it, too, has lots of options

One thing to consider, don't get too close the water..... the salt air eats things

We recently explored Cabrera, on the North Coast, and found it lovely. Lots of "real DR" there, but we loved the quiet houses and lots up on the hillsides above the town. Those are owned mostly by Dominicans, though some live in the Capital and use them for holidays.

We visited Las Terrenas, and found the town densely crowded. Parking and traffic are
nightmares. There are so many new condos and villas being built, it will eventually descend into true gridlock. Not our cup of tea. There are so many wonderful people there, both expats and Dominicans, but the emerging traffic situation alone excludes that location for us.

>> Slightly East of LT proper is Playa Popy, also less dense. You might be able to find a place there that is nice, but keep an eye on the growth. Further east are a gorgeous series of uncrowded beaches, but it is quiet. These developments are good for expats or locals seeking calm, but it isn't where you want to be if seeking music and nightlife.
>> If you're looking for dancing and music, central Terrenas is where the Party is always on.

OTOH, I guess we're some of those "foreign investors" the OP is concerned about. My views may be skewed.

There are many many places here. Just get out of the touristed areas. 10 to 15 miles can change everything!

Hi , I have a house in puerto plata a few blocks East of jumbo’ in urbanization Atlantic’s , and I think I did ok with the price , there’s a few single level houses on the market in the area and everyone living here goes to work in the morning ( except me ) the only partying you hear are the children birthday parties once in awhile on the weekend , I bought my house about 8 months ago it was old and needs some work but so what …the woman who own it said she never had a problem in 30 years with crime and the neighbors say the same . Now I just came back from the states after 3 months and everything is just how I left it … no break ins , but I’m looking to hire a maid to come in twice a week just to do lite dusting , look around the investors aren’t looking in middle - upper class neighborhoods , they’re looking in resort types settings ….. don’t give up looking because I almost did but I changed from looking in a resort for a one- two bedroom or buying a whole home with 4-5 bedrooms for the same price

Why not just make it easy and go online and there are many real estate firms listed all over the island with many listings for sale and rent. Pick your area and it is easy to buy.

Its not that simple. Real estate does not work the same way here. Many many agents do not respond, do not update their websites etc. Its an exercise in frustration!

Best way is come and visit. BOOTS ON THE GROUND, find the areas you like then contact offerings and agents.

An area with few expats is the small city of Samaná. They are improving the malencon and you have little "big city" influence. Easy access to Las Galeras (although I disagree that there is little expat influence - it's full of French, Germans and US citizens).

Also disagree that Punta Rucia is relatively untouched. The buses from the cruise ships flood the town almost daily. There are many houses and businesses owned by expats.

Yes, Barahona province had some great options with a small expat community. I prefer Paraiso and Los Patos. The area has that local feel but at weekends it gets busy with visitors from the rest of the country.

The whole south west is going to become more accessible with the new roads and by passes to Bani and Azua opening later this year. And the new international airport for Pedernales Cabo Rojo which will be close to Oviedo and therefore Enriquillo and Los Patos.

I bet land prices are still low if you go look locally and could be a very good investment in the coming years as tourism grows with hotels starting in Cabo Rojo this year along with airport.

This is still real DR where costs of living are lower.
