Seeking advice please!


Hello Julien and fellow members of the Spain forum.  My name is Gary - I am a 59 year old, single gay American man living currently in Amsterdam.   


My plans are to buy a second home in Spain in the next few months and to relocate there initially part-time, eventually full-time.  My current focus for searching is around the city of Valencia, although not directly within the city itself. 


I speak Spanish and do not necessarily need to live in an expat-dense location.


Suggestions needed:


I would really appreciate advice about different locales to look for a detached or semi-detached home.  I would like it to be of reasonable size (150 sq meters or larger) with a garden.  Hopefully no more than 30-45 minutes from Valencia's center. Proximity to a nice beach would be great, but I value an ample sized property more than a beach view.  I would love to hear about picturesque enclaves situated in the outskirts of Valencia.  My budget maximum is around euro 250,000 give or take.


I have a small dog, I do not really want my own private swimming pool as much as my own private garden.  Perhaps an "urbanization" would be best but I just don't know.


I'll be coming to Valencia at the end of February for two months to start looking.   I would really value any wisdom and experience you folks can pass along to me.   


PS:   I also need to find a suitable (temporary) base of operations.  Was thinking of finding an Air BnB in Valencia...? any recommendations?

Avoid rural properties with just well water. Avoid Communities with Presidents.

Look for properties near train station to main City.

Don't live next to neighbours whose kids have airguns. My little dog had 3 pellets  removed after the kids next door decided to use her as a shooting target. Use an Estate agent but do NOT use his/her Lawyer. Don't believe anything the Seller tells you. Make sure the property is legal and has all the CORRECT paperwork. Make sure the property is on the Land Registry. Don't do any legal stuff on your own.  Get your NIE (Identity Card)  or don't even think of moving to Spain.

This topic is a bit of a personal intro, usually. If you have specific questions (as you do), you'll typically get better response and see more discussion if you create a separate topic/thread per question.


Do you already have a residence permit in Netherlands? If you've been there several years, it's sometimes worth hanging on for your Permanent Residence permit there (5 years). The PR is a big deal in the EU, and it normally simplifies relocation (if you decide to). Otherwise, the clock restarts in Spain. Or, if you prefer, Spain has the No Lucrativa Visa which is a non-working visa which is very popular with retirees and others with savings and/or passive income. You only need 30k euros of savings (or 2.5k euros/month of passive income) to qualify.


There are lots of great places around Valencia and Alicante, and lots of lovely beaches on the Costa Blanca. I recommend you have a good search on Idealista (dot com) so you can see what you can get for your money in different places. They have lots of listings all over Spain, and they have very good search options.
