Real Estate Prices (Expat) in Algarve and Madeira in Q3/Q4 2023?

Hello everyone,


Does anyone have some statistics or anecdotal data on how real estate prices for 400K+ properties in Algarve or Madeira have changed between Q3 and Q4 2023?


Alternatively would love to see some data on the number of expats who moved to Algarve and Madeira in Q3 and Q4 2023.

Castelo Branco is city with 34,455 inhabitants in its urban area and a municipality of 19 freguesias (civil parishes) with 52,272 inhabitants over 1,438.19 km2 (555.29 sq mi).    Within which part are your requiring data for?   Usually just go look on sites Idealista and OXL using your requirements for the search to get an indication of what MAY be available and contact them directly yourself.

@JohnnyPT thanks! My experience with Idealista is that may listings there are outdated and prices are usually higher than what sellers are prepared to discuss during face to face meetings. Any other sources, objective or anecdotal?

@ziegelaa2001 We have a rental contract with a landlord and yes, NIFs are called out there.

There are no objective sources available to everyone.


Prices are unlikely to fall. You have to gather information from various sources, such as various real estate agencies, contacts with other expats, etc. New houses and more central/touristy locations always have higher prices.

@Dmitri_K To build on my question. My personal experience and experience of quite a few people in Funchal (Madeira) I spoke to over the last 12 months, is that renting in Funchal currently looks like a much better deal than buying. This is based on paying rent from income from a low risk investment like government bonds. Would love to hear opinions on this from other expats in Algarve and Madeira who are considering buying vs renting

renting vs buying what types of property? If you’re comparing renting a property of low demand vs buying one of low demand then you may be right.

you could try giving your property requirement to a real estate agent in the exact locations you want and they will help you to compare renting vs buying at that location

Estate Agents deal with those who place their available properties with them, they may know of other properties available but as their income is dependent mainly on clients renting/buying from them they probably do not divulge this information.  If you desire to rent/buy somewhere in Portugal then vast amounts of information are available on Idialista and/or OXL Pt.   There is no guarantee that this information is accurate.   Your are free to access this information and process it as data based on area vs price. NO one is going to do this for you unless you pay them, why would you expect anyone to give you their ananysis with out you paying for it?   


     If you search this forum you will find the "what do i need to rent somewhere?" may have been asked and answered many times.

Here's a vlog by a couple from the UK who live on a farm in Castelo Branco. They have lots of videos about farms for sale. It might help you with your questions. Post a comment on their most recent videos, maybe they will reply.

Some confusion here.... if you want to rent for a month, you won't find that in real estate agents, but on sites like airbnb, booking, ... You don't need a NIF because you're a tourist.


In the real estate agencies, if you're renting for a year or more, you need to have a NIF.


In both cases, it's easier to look for answers yourself than to find them here...
