You didn't mention which visa you will be entering with. I assume you're aware that VN does not have, nor has it ever had, a "retirement" visa.

Depending on the visa type you will hold, there may be restrictions on your holding a property lease. I invite you to read from one of our sticky threads on the VN forum main page,

titled "Socialist Republic of Vietnam Land Use Regulations", item #8...

"Lease of residential houses by foreigners

8.Currently, not every foreigner or foreign entity entering Vietnam is entitled to lease residential houses or apartments. According to the Law on Residential Housing, only the following are eligible to lease residential houses in Vietnam:

(a)聽 聽 Foreign organizations and individuals who are allowed to enter Vietnam for a period of at least 03 consecutive months;

(b)聽 聽 聽Vietnamese residing overseas who currently reside in Vietnam and have a need to lease a residential house."

(note: though the currently available tourist eVisa states it is a 90 day visa, it is in fact 89 days, and not 3 calendar months. this requirement may have a negative impact on your wishing to hold a lease)

Please follow the usual advice given in the Vi峄噒 Nam forum and avoid any advance, long-distance booking, unless you're doing it through a recognized booking app /site--Agoda, BookingDOTcom, etc--or Airbnb (not that I'm recommending that; it's just that it's a safer option).

There are a number of reasons for that not the least of which is that you will never get the best offer if you try to book for monsoon season during high season.

You need to be here face to face, talking with a landlord who is looking at a winter of vacancy in order to get them to negotiate for the lowest possible rate.

Also, there are regular complaints in the H峄檌 An/膼脿 N岷祅g region from people who made an advance booking long distance, only to find out that the property did not match the photos shown, or that the booked property is not available so they are being directed to a different property without the ability to get a refund for the deposit they sent.

Worst of course is when someone sends a deposit in advance and then they are totally ghosted when they arrive.

Having said all that, the most trustworthy local group here is run by an American friend of mine and a very trustworthy Vietnamese person.

They do an outstanding job moderating their group, keeping out scammers and spammers.

On F.B. search for "Hoi An Rental Property, Houses & Apartments for Rent".

There are other less trustworthy groups using virtually the same name so make sure you are choosing the group that currently has about 13,000 members:

I usually attempt not to direct people away from this website if at all possible, but the current housing ads for H峄檌 An don't list a single house in H峄檌 An; instead, featuring houses in other far away Vietnam cities.

Also, don't put card details on their site.

They took payment for a book I intended to pay cash for - but the card was deleted from their site before they did so.
