Renting an apartment at Vung Tau

Good day forum members.

Today we are going to visit an apartment for rent in Vung Tau. Never done that before so what is it that I should know before signing up to anything ?

What is usually included in rent (electricity, internet connection, cleaning, maintenance ?)

Hello.


I'm not sure how apartment contracts in Vung Tau city are.


However as I know in Binh Duong Province (Thu Dau Mot city, New City) management fee, parking fee, electricity, water fee, internet connection, cleaning, maintenance are excluded.


But management fee is fixed fee, so if you could discuss with the owner, it could be included in rent fee.


And in Binh Duong maintenance fee is paid by owner (ex: air-conditioner cleaning fee, light replacing...)


I have an apartment contract form and another fees payment request form. I can send you for reference.

Most apartments in Vũng Tàu are offered as "serviced apartments".


Usually no property management fee of any kind unless you rent in one of the big high-rise complexes such as "Melody".


However, landlords who rent to foreigners will almost always roll the management fee into the rent price.


Cleaning is usually 1x per week; sometimes twice a week.


Linens for your bed(s) are included along with basic towels. All of those can usually be changed when the apartment is cleaned.


You pay for electricity and usually for water too.


Sometimes shared WI-FI is included, but you may not like the speed and it might be inconvenient or impossible for you to physically connect to the modem with an Ethernet line. So depending on the situation you might want to ask the landlord to help you establish a private Internet line in your apartment. You would pay all charges for that.


Visit the place in the evening before signing your lease, as some places become quite noisy when the sun goes down and food odors can be harsh coming from apartments where people insist on cooking with their door open to the common area.


"Maintenance" will depend on the problem. If the landlord believes you caused the problem, you'll be expected to pay for it, or the charges will be deducted from your security deposit.


You may be required to pay 3 months rent in advance plus a 1 month rent security deposit.


Good luck in Vũng Tàu and please do your best to be a good foreigner tenant.

@OceanBeach92107 thanks a lot that is truly helpful. The apartment we visited in the CSJ tower had a balcony opening on the construction site 2 meters from the balcony so of course we turned it down.

Ms Le Thu from Vung Tau rental agency told us she would inform us if a one bedroom apartment with sea view was becoming available near Ibis Styles or Thuy Van hotel.

We wish to be close to the "village"

Thanks a lot for your help. Indeed discussing terms with a landlord is always best to obtain good conditions in your lease especially when you know you have a good rating as a renter.

I will have to learn about your city of residence, never saw the name before today.
