Frankfurt property tax

Hello everyone,


I recently received an offer for a new apartment in Frankfurt that is still under construction, and I’m unsure about the property tax. How is property tax calculated for a property that is not yet fully built? Do you have any experiences or tips on this?


Since January 1, 2025, Frankfurt has introduced new tax rates (Hebesätze) as part of the property tax reform. If anyone has been in a similar situation, I would greatly appreciate your insights or links to official information sources.

The property tax ("Grundsteuer") differs from town to town and can depend on various factors, so you better ask the local authorities there. However, it is generally low (usually a few hundred Euros per year for any property you own).

More impotant is the property sales tax ("Grunderwerbsteuer"), which is due at the time of purchase and amounts to 6% of the purchase price in Hessen and 6,5% in Brandenburg (both have a town called Frankfurt).

Since there are also transaction and registration fees, you should budget 10% of the purchase price (plus the agent fee, if one is involved) for associated costs, on top of the purchase price.
