1BHK Apartment(Fully Furnished), 38K/year, Resonable price?

I'm looking for a 1BHK Apartment.

Yesterday, I saw fully furnished 1 BHK apartment

behind SACO, Al Andalus St.

The realtor suggest 38K/year and 5% office fee for the apartment.

Is the price resonable and is that area safe?

I have stayed in Hotel Al Abyad in Sitten St. for 4 months and I paid 3100 per month (Corporate Rate). I understand that they will give further discount if you stay 6 - 1 year. I can recommend this hotel for you.
