Transfering my property in Essaouira to a Moroccan friend

Hello,
I sincerely hope that you are keeping safe.

Due to the long term impact of the Coronavirus, I want to transfer my property ownership to my friend, who has helped me for many years, as I live in Wales.UK

This is a plan in case something happens to me,or travelling becomes more problematic, obviously I can not visit my notaire in Morocco,or advise my UK solicitor to set up an authorisation, or add the request in my will.

Fortunately my neighbour is looking after my house, and will contact us if there are any problems, and I have paid her a few months salary for this responsibility.

Yes its a difficult situation to comply with Moroccan and UK laws, but in these unprecedented times, there has to be a temporary solution. Cant find anything online, but I believe there are going to be similar situations worldwide?

Are you transferring the title deeds??  and if YES - can I ask what's the reason? What are you trying to achieve by doing so? I think these questions are essential to be able to offer an alternative... if any.

What for?
The border will re-open by May 20th, 2020.

There is no similar situation world wide that would require a transfer of property to a “friend”. I am from New York, I keep several residences in Morocco, and another in Singapore. Why all the sudden I need to transfer any of my properties to an imaginary “friend” just because we can’t travel for two months? It doesn’t make sense.

I fully agree with you - there are NO reasons to transfer ownership to another person, since there are 100s ways to manage your property, if remotely (estate agents, signing a Management agreement with the said friend, etc...).

I've heard of horror stories of people transferring the title deeds of their properties to their own souses, let alone a friend!

True.

I have a local Estate Agent managing everything while I am away, often months, due to my work. Paying the maid, taking care the electricity + water + wifi bills, the occasional maintenance work, etc.

Morocco IS a modern country, and one of the safest in North Africa. Even with Covid-19 lockdown currently put in place, my agent has managed to get things done flawlessly.

I am sorry to sound a bit harsh, but I think this guy has lost his marbles........

Exactly - I have a Moroccan friend who's been looking after a massive property in Marrakech, for over 10 year - the owners do visit ONCE a year, and there was never a need to change the title deeds (this is a recipe for disaster!).

I am a bit worried about the person who's posted the original message here - as he (or she) has never replied back.

Anyway - I hope the answer would benefit him (or her) - or anyone else.
