Welcome to the Mexico forum.

You might want to create a new post in the Yucatan forum:

expat.com/forum/viewforum.php?id=447

Also, use the search box at the top of the Yucatan forum and (I suggest) search for the words "Meridia construction" or something similar to find previous posts that might be helpful.

The cost per feet is not really how we think here when building:  find an architect that can obtain all permits and make sure to keep the originals with you.  Only Once the permits obtained you can start construction. I would suggest to supervise the purchasing of the material and supervise each day the construction. Make sure the builder understands your requirements as for hot water, septic etc.  Beware of cheap estimates: you need strong construction and not one one that pops up rapidly like a mushroom. Watch how the roof will be protected. Just my experience having built a house waterfront and 13 years later I have no leaks after the rain, no cracks, elevated enough from the water so if there were a storm 💧 water does not stay on my land. Remember cutting trees can be an offense and never trust a builder that tells you not to worry (no preocupe).  No cash payments (hand to hand), request your invoices (facturas)).

The cost per squared meter varies from $7000 MXN for low income housing to aprox $21,000 MXN which is around $651MXN to $1952 MXN per squared feet.
