buying a cheap house or cheap land in Brazil

hi, I understand many things about brazil, tell me about buying a cheap house or cheap land which can be around 10 000 to 20 000 Brazilian money, can you get such houses or land to build, if not how much a cheap house can it cost?

If you add another zero on the end of those numbers that would be what you'd be looking at paying for a really super cheap house in a small city in the interior, well removed from a state capital.

R$10 - 20,000 might buy you a wooden shack in one of São Paulo's favelas (slums).

Where I live in the state of Rio, County of Sao Fransico de Itabapoana, and city of Santa Clara you can buy lots for $14000 R.  A small beach house could be about $20,000 R.  The house would be built with your help.

@Obinnau The biggest challenge is that many have heard of or seen on tv etc. or even been to the "Star" cities of Brazil --- Rio, Sao Paulo etc. Jame's answer still stands the test of time.


I live in a very, very small village of 2,500 in Northeast Brazil. We have an incredible amount of land and decades from now, there still would not be enough construction to put a dent in availability, however everyone wants to live in or near the Star Cities and you will have to pay for it. James was right.  I built my house - Air Bnb 1 floor style - for about $20k. We have 3 houses in my wife's compound with room for more.  We are there because my wife's family is all from there. It may be hard to find a small place unless someone you know is familiar with it.

Great topic.  Could someone weigh in on the probable causes of real estate either being the same or going up?


A common cause tend to be the "gringo" effect (with exchange rates)...


What else should one consider as "macro-economic" considerations that can be googled online before deciding to purchase in a particular location?

I'm one of a few gringoes in Ilhéus, so there probably is no "gringo effect" on housing prices here. There are thousands of housing units under construction in Ilhéus. I call them "beachburbs". Maybe the Paulistas could affect housing prices here?

I entirely agree with you. Living detached from the huge city centers definitely takes away the gringo glamour. In your case you already had a community that you could plug right into. Just that some other people are also still chasing the paper dinheiros 😀.


Anyways, I may well come visit you in that region one day.

Do you think that they will be open for financing? is it even possible for someone on permanent residence to finance an apartment?

@Obinnau Just a little bit of life from the other side. Several years ago in the USA, when my daughter and I were really racking up the totaled cars, my wife moved us in the direction of paying cash for everything and not financing.


Today, we own a very, very large compound in Brazil with three houses and a recent. Chevrolet Sedan model. Everything is paid for, and we do not finance or owe anybody for anything.

There are places out in the interior of São Paulo where you can buy decent two bedroom apartments for 110-135 K reais. Sure there's a condo fee each month, but the security and gas and water and rules for residents definitely make that a solid 200 reais per month, shall we say subscription.
