condo in Pattaya

I am US retiree. Is there any easy way to get mortgage in Thailand to finance condo purchase. I do not have a thailand partner.

Some developers have finance and some private sellers offer terms as well

however as of Jan 1 2018 all retirees are to have 65,000 baht deposited in the THAI bank account each month or 800K baht deposited for 2 months before applying for long stay visa - do you have this money?

there are plenty of condos here and some below 1 million baht but very small

you have some home work to do

thompsons at pattaya , do deals with vendor mortgage finance  and some developers have finance.
but of course you will always pay more for the condo, buying that way..
its best to rent in an area first, before you buy---best to buy slightly outside pattaya, but on baht bus route eg, jomtien or cosy beach area...
some will advise- never buy a condo--ignore them--these comments usually come from people with no money.
but also be aware---good condo in good area--never a good investment in thailand---too many new ones being built-the market is flooded---

As a foreigner you will never get a mortgage or be able to buy a propety in Thailand.If you ahve a Thai partner, the property would have to be in her name .
This is why there ar so many older American men living othe streets in Thailand, totally dependent on charity to survive .
TYhey meet someone buy a property, use the rest of their money to open a business, which also ahs to be in their partners name.
She tells him its all over and everything is hers

If you were married you are entitled to 50% of any assets put in post marriage, if you get divorced.
If unmarried, and she says it's over could be a big problem.

You really need to bring the money into Thailand via bank transfer to show where your money came from.
Some, but very few, institutions will lend to a foreigner from what I understand.

As blackjack said about funds needed to retire here too.

You can buy and own a condo in your own name. You do not need a Thai wife or partner. It is land the average foreigner cannot own, so do not even consider buying a house.

I would go to whatever city / town you want to consider living in, rent somewhere and then make some friends, find your way about and take a good long hard look at what is available.

In Pattaya condos are available from small to large.  Ranging from 500,000 Baht upwards.

Are you serious? These homeless people are only older Americans in your eyes?  You seem to have a similar experience, but please do not make all Thai women to money eating monsters.

           In a relationship are usually two, right? Please have a look at the human trash that comes to Thailand without anything and then trying to stay here.

   Have you got an idea of how many Brits and European are trying to live here? I doubt it. Kind regards.

Everyone has a story and it depends where you live.

My thinking is that if you do everything properly and have contracts, Wills, and a trusted 3rd party to look after everything should something happen to you then you should be mostly safe.

Most problems occur when the foreigner starts signing docs in Thai and has no idea what he is signing. Its based on trust and sometimes it goes wrong.

You can get a mortgage from a bank but it has some issues ie the currency exchange. You can get a vendor to give you finance as well. Also you can set up a holding company for the property and have control over it through leases etc.

Be smart and pay a lawyer small money to make contracts - also make a Will that says who gets what - both cheap and guaranteed to find out true love or money love
