Buying land in brazil for building a house

Hello everyone,Good Day.
I am an Indian married to a brazilian for 5 years.i am yet to apply for my permanent visa.
I'm planning to move to brazil mid 2021.
I want to buy a land to build a house in paranagua region .My wife is already in brazil now .
My query is ..
1) can i buy a land in brazil in my name without a permanent visa
2) my sons are brazilian citizens ,so in case I can't buy on my name , can i buy land on my kids name
3)though I don't need any kind of loans for it ,so is it possible that I buy a land or a house on my kids name
PLEASE NOTE MY KIDS ARE JUST 5 YEARS OLD,SO IS IT POSSIBLE I CAN BUY ANY PROPERTY ON THEIR NAME AT ALL

please help me giving some information of purchasing house or land on my kids name.

I want to buy it on their name as a safe insurance for their life incase of any accident happens to me

Bala,
Your wife can but, but I do not think minors can own real property.
You can buy with an investor's visa. That said foreigners may buy land, but I am not sure of the process. Now investor's visa does expire unless you show you maintain the minimum but since 2017 I am not sure of that amount
You need a CPF (can obtain at your Consulate/Embassy and they may help you more.)
As said wife can buy, and you and she can have a WILL prepared as the children as beneficiary. (again must be majority age).

Dear Bala,
no problem acquiring land without the permanent visa. You just need a CPF (tax id). Any foreigner, even not residing here (and thus without a permanent residency) can buy real estate here. So no problem there.

Texanbrazil is right regarding requirements for rural land, though. They are far more bureaucratic for a foreigner to buy.

And, anyways, it is not forbidden form minors to acquire land or properties (they cannot sell, though, without a judge authorizing...). In that case, parents will have to represent the children on the deed signature.

Yes you can.  Short of buying large tracks of farmland, you are free to exercise your right to property.  All you need is a permanent address, or a proxie, and a Tax ID number ( CPF ).  A CNPJ would be nice.

You can name them as successors, but they are not legally competent.  They will be on your will, but an automatic transfer of deed is a no no.

If your wife makes any claim, she takes precedence. She is a "Meador. She is by default, a 50% claimant on your Brazilian Holdings. Inheritance Tax Free upon your death.

Nope, if they are minors, you can''t.

Do as other family offices do here...


Get your CPF  Tax ID.   


Setup a company here with a minimum tax rate ( MEI )


Name your kids as partners.   


Name an partner/administrator or plain administrator . 


If you want to exclude your wife, you can setup the company structure such there are no partners, just an Executive Board.

And when you create said company, it needs to be such as the company  records are opaque.   


Most companies here, through a simple Google name search you can locate the company or  its partners.  For free.  I know I do. 


At some point during the pandemic, I could download's Sao Paulo's property tax records, and get every owner, up to date or not, including companies whose property was under ownership.


That is no longer the came, and Sao Paulo has , by far,, the easiest system to pull information.   Other cities accross Brazil don't have such a luxury.


I made out like a bandit.   I mentioned this in off to a few coleagues, and they all were in dismay i could get away with this.  But again, I am good at squirreling stuff away.
